Commercial rent

I have a rental agreement which is fixed until 31.8.2010, automatically extended by 1 year if not terminated in writing 6 months in advance. Since we had a special price, the clause was also included that the rent will be renegotiated if the lease continues from 1.9.2010. The rental agreement stated office use, which is no longer the case.
Now the landlord wants to increase the rent or terminate the lease immediately, as we now have a different use.
Is it that simple?
Additionally, what happens if we do not agree on a new rent? Will the old one remain? In theory, the landlord should have terminated the agreement 5 months ago.
Since we want to move out sooner or later anyway, the question arises how long can we stay in the premises without it becoming a major problem and only pay the 'old' rent.
