Effectiveness renovation clause lease agreement

I would like to have my rental agreement (I am the tenant) reviewed to determine if the renovation and maintenance clauses are valid, that is, if I am obligated to renovate the apartment upon moving out. I plan to terminate the lease by the end of May of this year.
