Heating/ Room temperature

In our apartment, it does not get warmer than 19 degrees even though the heating is set to four. The apartment is located on the ground floor and is completely tiled, which makes the floor ice cold, and the windows are also leaky. Question: Is a rent reduction or consideration possible in the heating cost settlement?

Landlords must ensure that the heating system is always in working order. During the day, a temperature between 20 and 22 degrees should be achievable from 6:00 a.m. to 11:00 p.m. In the night, the German Tenants' Association considers a room temperature of 18 degrees to be sufficient.

If the heating system in a rental property is not functioning as it should, tenants have the right to reduce the monthly rent. However, it is advisable to first inform the landlord of the issue and, if necessary, request a repair of the heating system.

Therefore, only a rent reduction is considered here. But first, demand the landlord to rectify the issue, i.e., to check and repair the heating system if needed. If the landlord fails to do so, you can reduce the rent by an appropriate amount (around 5%).
