Is buying the apartment this year still more sensible than in 2017?

Hello dear tax expert,

At the end of November, we were at the notary to purchase an apartment in Hamburg. We intend to rent out the apartment as an investment property. Costs for the real estate agent and the notary have already been paid. Currently, all the applications are in progress. Therefore, the notice of maturity has not been issued yet (100,000 Euro loan through real estate financing, remaining equity).

The handover will take place after payment of the purchase price. The rental can only start next year.

As we are approaching the end of the year: Is it tax-wise advisable to expedite the handover this year? Or would it be more beneficial to schedule the purchase for 2017? And can the acquisition costs such as the notary and real estate agent be deducted in 2016 or do they need to be included in one declaration?

Would the depreciation begin even if the purchase price payment takes place next year? Is it disadvantageous if the year of acquisition and the start of the rental are in different years?
