Hello,
I run an online shop and have a storage room in the basement of about 50 square meters. Since several costly maintenance works have been carried out there, I would like to deduct the costs through my company. The problem is that I am not the owner of the house, only my husband is. Do I need to sign a lease agreement for the commercially used space and pay rent? Or can my husband provide me with the space free of charge? Does this need to be done in writing?

According to § 4 Abs. 4 EStG, operating expenses are the expenses caused by the operation.
