Hello,

I am planning to purchase a commercial property with 7 individual businesses + 13 rented private parking spaces together with a friend. The purchase price is €1,200,000. The total credit is €1,400,000 (including additional costs). We will receive a renovation cost subsidy of €100,000 from the seller.

In the short or long term, we want to operate one or two of the commercial properties ourselves.

We are both employed in Switzerland and want to keep this job (earning approximately €6,000 gross).

In Germany, we each have our own homes - I rent out a granny flat with rental income of €600.

The main question for now is: Which legal form should we choose for the establishment from a tax perspective? Or is it better if we do NOT establish a company and instead declare everything "privately"?
